Property Management

Well property management is not my forte. I'll admit it, I stink. What I do know is to get a good property manager and then to manage the manager. It's all about expectations. If you expect your property manager to take care of everything and never call you, you will get many a nasty surprise at the end of the month when it comes time to pay the mortgage and the check from the property manager doesn't cover it. If you expect your property manager to call you when a big bill is happening and get your advice or at least advise you about it then you will know it's coming. Don't let the manager manage you. They are your employee.

I could tell you a lot of theory here but I haven't lived it so I don't know it and I'd rather stick with what I'm good at. I'll get a real property manager to write a column later.
