You know you want to get into real estate but you don't know
where to start. There are a number of ways that you can go about
beginning to look for properties. You can get a real estate agent
and look through MLS listings. I've found some real gems on MLS.
They were listings that were old and the listing agent was not
able to generate much interest in the property because of it's
condition. I was able to come in and get a great deal with great
terms. I've also had business associates buy a building off of
MLS within a day or two of it's listing and get a a great deal
just because they knew the market and they were looking.
Another place you can look for deals is on the street. If you
notice a building that is in some disrepair or vacant it may be
worth dropping the owner a postcard. Putting the following on
the postcard may get you a bite:

Choose a community that will be your target and keep up to date
within that area. Any time a FSBO goes on the market go see it,
any time a MLS listing goes on the market go see it, any time
you notice a house in disrepair or vacant drop a post card by.
Another thing you can do is phone any for rent ads to see if the
owners are interested in selling. Many a landlorder is actually
a motivated seller. You will come to know that community well
and be able to offer for houses that come on the market immediately
if they are a good deal.
